Residential Exemption
The municipality has adopted a 30% exemption, calculated from its average residential assessed value. It is not 30% off your own home’s value or tax bill.
Ownership, principal-residence dates and application requirements must be met. Confirm the current-year amount with the assessor.

Personal / Statutory Exemptions
Programs cover qualifying older residents, legally blind owners, certain veterans and eligible surviving spouses or minor children. Requirements differ by program.
Age, residency, ownership, income or assets may be considered. An individual owner is not automatically eligible; check the local application and deadline.

LIVING IN CAMBRIDGE
Look closer at local homes, daily routines and ownership responsibilities.
The City's Community Development Department divides Cambridge into 13 neighborhoods: East Cambridge, MIT/Area 2, Wellington-Harrington, The Port, Cambridgeport, Mid-Cambridge, Riverside, Baldwin, Neighborhood Nine, West Cambridge, North Cambridge, Cambridge Highlands and Strawberry Hill. The Red Line runs through the city with stations at Alewife, Porter, Harvard, Central and Kendall/MIT, Lechmere in East Cambridge is served by the Green Line D and E branches, and Porter is also a stop on the Fitchburg Line to North Station.
Many buses fill the gaps between stations, including routes 1, 47, 71, 73 and 77. Start with the trip you make most often and time it from each candidate address at the hour you would travel; in a dense city, the walk to the right station matters more than the straight-line distance to the nearest one.
Much of Cambridge's housing is in older two- and three-family houses and small apartment buildings, many of them divided into condominiums. In older buildings, look past the finishes to the building: the roof, boiler, windows and masonry, what the association has planned and saved for, and whether parking is deeded, rented or on the street. For a condominium, review the 6(d) certificate, budget and reserves, what the fee covers, parking and storage, and the rules on leasing and pets. Under the Massachusetts Lead Law (G.L. c.111, §197), when a child under six lives in a home built before 1978 that contains dangerous levels of lead, the owner must have it deleaded or brought into interim control; a new owner in that situation generally has 90 days after taking title. Ask the seller for any lead inspection records and letters of compliance.
Two city rules are worth knowing. In February 2025 the City adopted multifamily zoning that allows housing up to four stories in residential districts, and up to six stories for projects that meet the inclusionary housing requirements on lots of at least 5,000 square feet, so ask what could be built near the address. If you plan to rent out a unit, even a single unit in a building you live in, the City's tenant notification ordinance requires the landlord to give tenants City-provided information about rights and resources at the start of the tenancy and when ending it, with fines of up to $300 a day.
Cambridge has two historic districts, Old Cambridge and Fort Washington, and four neighborhood conservation districts: Mid Cambridge, Half Crown-Marsh, Avon Hill and Harvard Square. In a conservation district, the district commission reviews new construction, demolition and exterior changes visible from a public way. Across the whole city, demolition of a building more than 50 years old goes through the Historical Commission, and a building found significant can face a delay of up to 12 months. If you plan exterior work or an addition, check the address with the Historical Commission first.
Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.
Cambridge Public Schools assigns schools through its Controlled Choice plan: families rank schools, and assignments try to match those choices while balancing schools by socioeconomic status, so a Cambridge address does not by itself decide the school. Read the district's explanation of Controlled Choice and confirm the current process with its Student Registration Center; use the state education department's (DESE) district profile for official enrollment and program information.
For FY2027, the City Council voted the rates on September 28, 2026: the residential rate is $6.95 per $1,000, and the residential exemption is $520,253 of assessed value, about $3,616 in tax. Bills follow these figures; confirm your own with the assessor.
In an older building, the larger costs are often the association's: the monthly fee, the reserves and any special assessment for roof, masonry or heating work. Read the budget and meeting minutes before you settle on a price.
