WHAT TO EXPECT

We start with your budget, preferred location, space needs and moving date. Then we compare homes that fit. Along with layout and condition, we review ownership costs, financing, school assignment when relevant, and the terms of your offer.

The Process

These are the main steps. Timing and details depend on your property and plans.

01

Set your search criteria

Choose the areas and property types to consider, and separate must-haves from preferences. Discuss buyer representation, services and compensation before work begins.

02

Build a realistic budget

Work with your lender to set a purchase budget and monthly payment you can afford. Include property taxes, insurance, condo or HOA fees, closing costs and money for maintenance.

03

Compare homes and neighborhoods

Use the same checklist for each home: layout, condition, land or shared areas, parking, property documents and the routes you use regularly.

04

Prepare your offer

Compare recent sales and competing listings. Discuss the price, deposit, financing, inspection protections, included items and deadlines with your agent, attorney and lender as appropriate.

05

Complete inspections and financing

Coordinate inspections, attorney review and loan approval. Track unresolved questions and contract deadlines. An appraisal and a home inspection serve different purposes.

06

Prepare for closing and possession

Confirm closing arrangements with your attorney and lender, schedule the final walkthrough, and arrange utilities and the transfer of keys. Verify payment instructions through a trusted independent channel.

WHAT TO CONSIDER

What to Look For

Single-family homes

Review the roof, foundation, drainage, heating, electrical system, land rights and maintenance history. Bring in specialists for issues outside the scope of a standard home inspection.

Condos and townhomes

Review the unit and the condo association: budget, reserves, insurance, meeting minutes, shared repairs, special assessments and rules. Monthly fees are only part of the cost.

School enrollment and your move

Start with grade, school year, address and registration timing. Confirm assignment with the district, including any buffer or reassignment process. Build the search around verified requirements rather than a ranking alone.

Relocating to Greater Boston

Identify your regular destinations, plan showings and keep notes on each home. Video tours can help you narrow the search, but you still need inspections and a review of property documents.

FREQUENTLY ASKED QUESTIONS

Common Questions

Do I need to know the exact town before we talk?

No. Tell Kelly where you work or travel regularly, your preferred home type, budget and timeline. You can compare a few areas and narrow the search after visiting.

How do you help me decide what to offer?

We compare the property with relevant recent sales and current alternatives, then consider condition, terms and your priorities. Asking price is context, not proof of value or a guarantee of the winning offer.

Does pre-approval guarantee the loan?

No. Your lender still needs to complete underwriting, review the property and appraisal, and arrange funding. Confirm the lender can meet your closing date before committing to it.

Should I waive the home inspection?

Inspection terms need careful review under current Massachusetts rules. The state protects qualifying buyers’ inspection rights; review the required disclosure and applicable rules with your attorney. This website does not recommend waiving protection to compete.

Can you guarantee a particular school?

No. School assignment and enrollment are determined by the relevant district. We help organize address-specific questions and the move timeline; final verification comes from the district.

Can the purchase be coordinated with selling my current home?

Yes. We can discuss whether to buy or sell first, financing, temporary housing and backup plans. Any sale contingency or agreement to stay after closing must be negotiated and documented.
