WHAT TO EXPECT

We review your home’s condition, recent comparable sales and your preferred timing. Then we agree on repairs or preparation, a listing price and a marketing plan. We review showing feedback and competing listings as the sale progresses. No price or closing date can be guaranteed.

The Process

These are the main steps. Timing and details depend on your property and plans.

01

Review your home and timeline

Review occupancy, timing, known improvements, available documents and how the sale connects to your next home. Discuss the listing relationship, service scope and compensation.

02

Set a listing price

Compare relevant closed sales, pending activity where available and current competing listings. Explain meaningful differences in condition, layout, location, land, parking and ownership structure.

03

Prepare your home for sale

Decide which cleaning, repairs, decluttering or staging will help, based on your budget and schedule. Agree who will arrange and pay for each item before work begins.

04

Prepare photos and listing materials

Arrange photos, a floor plan if available, the listing description and suitable video or social media content. Gather the property information and documents buyers will need.

05

List your home and review feedback

Set the listing date, showing arrangements and schedule for updates. Review inquiries, buyer feedback and competing listings before deciding whether to adjust the price or marketing.

06

Compare offers and prepare for closing

Compare price, financing, contingencies, deposits and timing. After accepting an offer, coordinate inspections, attorney questions, appraisal access and closing arrangements.

WHAT TO CONSIDER

What to Look For

Repairs and preparation

Separate repairs that resolve a real issue from cosmetic preferences. Discuss what can be completed before photography and what should instead be disclosed or reflected in the pricing conversation.

Consistent listing information

Keep property details consistent across the MLS, website, photos and social media. Choose the marketing channels and services that suit your home.

Showing feedback

Review the quality of inquiries, repeat questions and showing feedback alongside market changes. Page views or saves can add context, but are not a promise of offers or a substitute for actual buyer response.

Comparing offer terms

Compare financing, contingencies, appraisal issues, inspections and possession dates alongside price. Consider how the written terms of each offer fit your plans.

FREQUENTLY ASKED QUESTIONS

Common Questions

Should I renovate before listing?

Start with a walkthrough and a prioritized preparation list. Costly work is not automatically recovered in the sale; discuss timing, alternatives and the home’s current condition before committing.

Can I sell while the home is occupied?

We can discuss access, notice, preparation and presentation around the actual occupancy. If tenants are involved, review the lease and applicable requirements with the appropriate professionals before agreeing a plan.

How is the asking price chosen?

A comparative market analysis helps estimate a price range. Your listing price also depends on your timing and competing homes. Tax assessments and online estimates can provide background, but they do not replace an analysis of your home and comparable sales.

What if interest is weaker than expected?

Review showing access, photos, condition, buyer feedback and competing listings. Use that information to decide whether to change the price or marketing plan.

Will the highest offer always be the best?

Not necessarily. Financing, contingencies, timing and the risk of a deal falling through also matter. Kelly can help compare the offers so you can decide.

Do you guarantee a sale price or days on market?

No. We can build and carry out a clear plan, but the final price and timing depend on the property, buyers, terms and changing market conditions.
