LIVING IN ARLINGTON
Look closer at local homes, daily routines and ownership responsibilities.
Arlington has no rail station, so its centers line up along the bus routes. Massachusetts Avenue runs from the Cambridge line through Arlington Center to Arlington Heights; route 77 runs from Arlington Heights to Harvard, and routes 80 and 87 run from Arlington Center to Lechmere on the Green Line. Routes 62, 67, 76 and 350 reach Alewife, the Red Line terminal, and route 95 runs to Sullivan Square on the Orange Line. The Minuteman Bikeway passes through Arlington between Lexington and Alewife.
Decide whether you will take a bus, ride the bikeway or drive, then test the trip from each candidate address at the hour you would make it. Two homes a few streets apart can differ a great deal in their distance from Massachusetts Avenue or the bikeway.
Arlington's housing includes single-family homes, two-family houses, many of which have been divided into condominiums, and some newer condominium buildings. For a newer building, request the plans, permits, certificate of occupancy and warranty terms, and ask whether the developer still controls the association. For an older one, list the age of the roof, heating, electrical service and windows, and ask for permits for past renovations.
For a condominium, review the 6(d) certificate, budget and reserves, what the fee covers, parking and storage, and the rules on leasing and pets. In a two-unit condominium, there is often no professional manager and little in reserves, so ask how the owners share repairs and insurance. Under the Massachusetts Lead Law (G.L. c.111, §197), when a child under six lives in a home built before 1978 that contains dangerous levels of lead, the owner must have it deleaded or brought into interim control; a new owner in that situation generally has 90 days after taking title. Ask the seller for any lead inspection records and letters of compliance.
Arlington has local historic districts in which a Historic District Commission reviews exterior changes, and the town's Historical Commission oversees significant buildings outside the districts. Before planning exterior work, an addition or a teardown, ask the town whether the address is in a district or on its list of significant buildings.
Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.
Public school assignment depends on the exact address. Confirm the assigned schools for any home you are considering directly with Arlington Public Schools, and use the state education department's (DESE) district profile for official enrollment and program information.
Arlington's FY2026 residential rate is $10.67 per $1,000 of assessed value, or $1,067 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill.
Beyond tax, the larger costs are usually in the building: roof, heating and cooling, windows and drainage for a house, and the monthly fee, reserves and planned assessments for a condominium. Compare prices on the visible condition and the records available, then use the inspection during the contract period to refine the budget. Check the assessor for the current fiscal year's rate before you budget.
