LIVING IN BELMONT

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

Belmont Center, Waverley Square and Cushing Square

Belmont's two Commuter Rail stations are Belmont, at Belmont Center, and Waverley, at Waverley Square, both on the Fitchburg Line to North Station. Routes 74 and 75 run from Belmont Center to Harvard, route 73 runs from Waverley Square to Harvard, and route 554 runs from Waverley Square to Newton Corner. Cushing Square, the third center, has its own zoning overlay district, and routes 78 and 76 cross other parts of town.

The station, the bus stop or the drive you would use is the first filter. Time the trip from each candidate address at the hour you make it, and check the train schedule for your hour, since Commuter Rail service is less frequent than the subway.

02

Single-family homes: condition, systems and the lot

In homes of that age, compare usable space and the condition of the house more than the total square footage. List the age and condition of the roof, heating and cooling, electrical service, plumbing and windows, and ask for permits for additions and finished basements. Under the Massachusetts Lead Law (G.L. c.111, §197), when a child under six lives in a home built before 1978 that contains dangerous levels of lead, the owner must have it deleaded or brought into interim control; a new owner in that situation generally has 90 days after taking title. Ask the seller for any lead inspection records and letters of compliance.

Belmont's zoning bylaw now includes a Multifamily Housing Overlay District as well as the Cushing Square overlay, so ask the town what is permitted near the address you are considering. If you are comparing a two-family house or a condominium as well, review the leases, rents and deposits for a rented unit, or the 6(d) certificate, budget and reserves for a condominium.

03

Historic districts, demolition delay, flood maps and schools

Belmont's Historic District Commission oversees four local historic districts: Common Street, Pleasant Street, the Thaddeus Frost House and Richardson Farm. Exterior changes inside a district need the commission's review, and the commission also lists buildings subject to demolition delay. If you plan an addition or a teardown, check the address against both before you count on the plan.

Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.

Public school assignment depends on the exact address. Confirm the assigned schools for any home you are considering directly with Belmont Public Schools, and use the state education department's (DESE) district profile for official enrollment and program information.

04

Tax and the cost of the house itself

Belmont's FY2026 residential rate is $11.51 per $1,000 of assessed value, or $1,151 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill.

For an older single-family home, budget for the building itself: roof, heating and cooling, windows, drainage and any work the inspection calls for. Compare prices on the visible condition and the records available, then use the inspection during the contract period to refine the budget and the decision. Check the assessor for the current fiscal year's rate before you budget.
