LIVING IN MEDFORD

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

Three kinds of rail and the Fells

The Green Line Extension's Medford branch opened on December 12, 2022, and E branch trains now stop at Ball Square and Medford/Tufts. The Orange Line stops at Wellington, and the Lowell Line Commuter Rail stops at West Medford. MBTA route 134 also connects Medford with Winchester and Woburn. The Middlesex Fells Reservation, a 2,575-acre state reservation, extends into Medford and four neighboring communities.

Because the stations sit in different parts of the city, the station you would use is the first decision. Walk the route from each candidate address to that station, and compare it with the drive at the hour you would travel.

02

New buildings, older buildings and two-family homes

As of October 2026, Kelly's Medford work has been nine condominium purchases. Seven were in buildings completed in 2023 and 2024, and the other two in buildings from 1988 and 2007. In a new building, ask whether the developer still controls the association and when control passes to the owners, how many units remain unsold, whether the budget reflects the actual cost of running the building, how reserves are being funded, and what the developer's warranty covers and for how long. In an older building, focus on the roof, heating and windows, the budget and reserves, and any planned projects.

If you are considering a two-family home, review the leases, rents and security deposits, each unit's heating and electrical systems, and lead-paint status for a home built before 1978.

03

Schools and the daily route

Students attend Medford Public Schools. Confirm the assigned schools for the exact address with the district, and use the state education department's (DESE) district profile for official enrollment and program information.

For commuting, compare the Green Line, the Orange Line at Wellington, the Lowell Line at West Medford and driving from the same address. Which one works best depends on where in the city the home is.

04

Tax, no residential exemption, and condominium fees

Medford's FY2026 residential rate is $8.63 per $1,000 of assessed value, or $863 a year for each $100,000 of assessment. According to the Board of Assessors' FY2026 classification materials, the city did not adopt a residential exemption for FY2026, so an owner-occupant and an investor pay the same rate on the same assessed value. Ask the assessor about personal exemptions that might apply to you, and ask the seller for the most recent tax bill.

In a new building, the first budget is an estimate; ask how it compares with the building's actual costs and how the reserve is being built. FY2027 rates had not been certified at the time of writing.
