LIVING IN WOBURN
Look closer at local homes, daily routines and ownership responsibilities.
Woburn's Commuter Rail stop is Anderson/Woburn on the Lowell Line, which runs to North Station. MBTA route 134 runs along Main Street through Winchester and Medford to Wellington on the Orange Line; route 350 runs along Cambridge Road toward Alewife; and route 354 is an express bus between North Burlington and downtown Boston with stops in Woburn.
Work out how you would reach the station or a bus stop from each candidate address, on foot, by bus or by car, and time the whole trip at the hour you would travel. If the drive is the main commute, test it at rush hour before you commit.
As of October 2026, Kelly's Woburn work has been three transactions in condominiums completed in 2023 and 2024 on one street: two purchases and one sale. New construction calls for its own document review: ask whether the developer still controls the association and when control passes to the owners, how many units remain unsold, whether the budget reflects the actual cost of running the building, how reserves are being funded, and what the developer's warranty covers and for how long.
For an older home or condominium, use the standard checklist: the age of the roof, heating and windows; for a condominium, the 6(d) certificate, budget, reserves and rules; and lead-paint status for a home built before 1978.
Students attend Woburn Public Schools. Confirm the assigned schools for the exact address with the district, and use the state education department's (DESE) district profile for official enrollment and program information.
For commuting, compare the Lowell Line, the three bus routes and driving from the same address at the same hour. The Commuter Rail runs on a fixed timetable, so check the trains you would actually take.
Woburn's FY2026 residential rate is $9.15 per $1,000 of assessed value, or $915 a year for each $100,000 of assessment. For new construction, the current tax bill may not reflect a fully assessed, completed unit, so the first bill after a full assessment can be higher than what the seller paid. Ask the assessor how the unit is currently assessed, and which personal exemptions might apply to you.
In a new building, the monthly fee in the first budget is an estimate. Ask how it compares with actual operating costs once the building has some history, and how the reserve is being built. FY2027 rates had not been certified at the time of writing.
