LIVING IN QUINCY
Look closer at local homes, daily routines and ownership responsibilities.
Quincy has four Red Line stations: North Quincy, Wollaston, Quincy Center and Quincy Adams. Quincy Center is also a stop on the Greenbush, Kingston and Fall River/New Bedford Commuter Rail lines, which run to South Station. Neighborhoods differ in how close they are to a station, to the shoreline and to Quincy Center itself.
Start with the station. A home within walking distance of a Red Line stop, one near the water and one chosen for parking and space are different searches, and each should be tested on the trips you make every week.
As of October 2026, Kelly has represented three condominium transactions in Quincy, in buildings completed in 1985, 1987 and 2023, and the purchase of a single-family home built in 1893; Kelly also represents a landlord on a condominium rental. For a condominium, review the 6(d) certificate, budget and reserves, what the fee covers, parking and storage, and the rules on leasing and pets. In a building near the water, also ask about the association's flood insurance and any planned exterior work.
For an older single-family home, list the age and condition of the roof, heating, electrical service, plumbing and foundation, and ask for permits for past renovations. A home built before 1978 comes with the federal lead-paint disclosure and the Massachusetts lead-paint notification.
Students attend Quincy Public Schools; the district's high schools include Quincy High and North Quincy High. Confirm the assigned schools for the exact address with the district, and use the state education department's (DESE) district profile for official enrollment and program information.
Look up every address you are serious about on FEMA's Flood Map Service Center. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.
Quincy's FY2026 residential rate is $11.78 per $1,000 of assessed value, or $1,178 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill.
For a condominium, add the monthly fee and any planned assessments; for a home in a mapped flood zone, add flood insurance. FY2027 rates had not been certified at the time of writing.
