Two stations, each served by both the Orange Line and the Haverhill Line.

Malden has two stations, Malden Center and Oak Grove, each served by both the Orange Line and the Haverhill Line Commuter Rail. The city offers a residential exemption to owner-occupants who apply, which shifts part of the tax burden to other residential property, so the cost picture differs for a buyer who will live in the home and one who will rent it out. As of October 2026, Kelly has represented the buyer in four transactions here.

LIVING IN MALDEN

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

Two stations, two kinds of service

Malden Center and Oak Grove are each served by both the Orange Line, which runs through downtown Boston, and the Haverhill Line Commuter Rail, which runs to North Station. A home near either station therefore has two rail options into the city. The Middlesex Fells Reservation, a 2,575-acre state reservation, extends into Malden and four neighboring communities.

Start with the station: the walk from each candidate address to Malden Center or Oak Grove is the first comparison, followed by the drive at the hour you would travel.

02

Single-family, multi-family and condominium options

As of October 2026, Kelly has represented the buyer in four Malden transactions: two single-family homes, one multi-family home and one condominium, in buildings from 1900 to 2005. With housing that varied in age, the inspection matters more than the listing photos: list the age and condition of the roof, heating, electrical service, plumbing and windows, and ask for permits for past renovations.

For a multi-family home, review the leases, rents and security deposits, and each unit's systems. Under the Massachusetts Lead Law (G.L. c.111, §197), if a child under six will live in a home built before 1978, the owner must have it deleaded or brought into interim control within 90 days of taking title, so ask the seller for any lead inspection records and letters of compliance.

03

Schools and commuting

Students attend Malden Public Schools. Confirm the assigned schools for the exact address with the district, and use the state education department's (DESE) district profile for official enrollment and program information.

For commuting, compare the Orange Line and the Haverhill Line from your station at the hour you would travel. The Commuter Rail runs on a fixed timetable, while the Orange Line runs throughout the day.

04

Tax and the residential exemption

Malden's FY2026 residential rate is $11.40 per $1,000 of assessed value, or $1,140 a year for each $100,000 of assessment. The City offers a residential exemption to owner-occupants who apply by March 31; the amount is set in December, and the credit is split between the third- and fourth-quarter bills. Because the exemption shifts part of the tax burden, homes that are not owner-occupied, and higher-valued homes, carry more of the tax.

If you will rent the property out, do not assume the seller's tax bill applies to you: a seller who received the exemption paid less than a non-occupant owner will. Ask the seller for the most recent bill and check whether it reflects the exemption. FY2027 rates had not been certified at the time of writing.
