Organized around stations
Brighton sits on Boston's western edge. Its rail transit runs on three lines: the Green Line B branch, with stops from Washington Street to Boston College; the C branch, which ends at Cleveland Circle; and the Boston Landing station on the Framingham/Worcester Commuter Rail line. Allston, to the east, is often discussed together with Brighton, and listings use ZIP codes 02134 for Allston and 02135 for Brighton.
Neighborhood labels vary between listing sites, so start with the routes you will use and the blocks around them. A home a short walk from a B branch stop and one a short walk from Boston Landing lead to different daily trips, even when they look close on a map.
New buildings and older stock, compared on the same terms
As of October 2026, Kelly's portfolio includes 16 condominium sales and listings in the 02135 ZIP code. Twelve were in buildings completed in 2017 or later, and the other four in buildings from 1915 to 1988. These records span building ages, from newer buildings with elevators, shared amenities and larger operating budgets to older buildings with smaller associations and systems that may be closer to replacement. Amenities, association size, fees and condition still have to be verified building by building.
Compare them on the same terms. For each, get the 6(d) certificate, the budget and reserve balance, the master insurance policy and recent meeting minutes. In a newer building, ask what the developer's warranty still covers and whether control of the association has passed from the developer to the owners. In an older building, ask the age of the roof, heating plant and windows and how past projects were funded. Parking, storage, and the rules on leasing and pets belong in the comparison from the start.
Commutes by the clock, schools by assignment
Time your commute from the specific building. B branch trains run at street level, so travel times can vary with the hour; Boston Landing is served by Commuter Rail on a published timetable with fewer trains than the subway. Check MBTA schedules for the times you would actually travel, and if you drive, try the route at rush hour.
Confirm current school assignment and eligibility for the exact address directly with Boston Public Schools; DESE publishes official district and school profiles. Resident parking permits are issued to a vehicle registered and principally garaged at your Boston address, and a permit is valid only in the neighborhood where you live.
Tax, exemption and the condominium fee
Boston's FY2026 residential rate is $12.40 per $1,000 of assessed value, so each $100,000 of assessment carries $1,240 of annual tax before exemptions. An owner-occupant may qualify for the residential exemption, which the City set at 35% of the average residential value for FY2026; the City reports that last fiscal year it saved qualifying owners up to $4,353.74. Eligibility now extends to owners who record a deed and move in between January 1 and June 30: for FY2027 that window was January 1 to June 30, 2026, and applications are due by April 1, 2027. The exemption is credited on the third-quarter bill issued in late December. FY2027 rates and exemption amounts had not been certified at the time of writing.
In an amenity building, the condominium fee is a significant monthly cost, so compare what it covers: heat and hot water, parking, staffing, amenities and the contribution to reserves. If you may rent the unit out later, read the association's leasing rules, and note that Boston requires rental units to be registered with the City.
