Everett has no subway or Commuter Rail station, and the Silver Line does not stop in the city. Most trips start with an MBTA bus along Broadway, Main Street or Ferry Street to the Orange Line at Wellington, Sullivan Square or Malden Center. As of October 2026, Kelly's Everett transactions include four condominium purchases between 2017 and 2020, all in buildings completed in 2007 on one street, so this guide gives particular weight to condominium review and to the bus trip.

LIVING IN EVERETT
Look closer at local homes, daily routines and ownership responsibilities.
Everett Square sits on Broadway, and Broadway, Main Street and Ferry Street carry most of the city's bus service. Routes 97, 99, 106, 110 and 112 run to Wellington on the Orange Line; routes 104 and 105 run to Malden Center, also on the Orange Line, and route 104 also runs to the Airport; route 109 runs through Sullivan Square to Harvard; and route 111 runs to Haymarket. The Silver Line SL3 runs between Chelsea and South Station and has no stop in Everett.
Because every rail trip starts with a bus or a drive, test the full trip from each candidate address at the hour you would travel, including the wait. Check which routes stop within a short walk, how often they run at your hour, and how you would get home on a weekend or late in the evening.
Everett's housing includes two- and three-family houses, many of them owner-occupied with rented units, and condominium buildings. As of October 2026, Kelly has represented the buyer in four Everett condominium purchases, all in buildings completed in 2007 on one street. For a condominium, review the 6(d) certificate, budget and reserves, what the fee covers, parking and storage, and the rules on leasing and pets. Ask how the building is heated and cooled, what the fee includes, and what the association has planned for the roof, garage and common systems as the building ages.
For a multi-family house, review the leases, rents and security deposits and each unit's systems. Under the Massachusetts Lead Law (G.L. c.111, §197), when a child under six lives in a home built before 1978 that contains dangerous levels of lead, the owner must have it deleaded or brought into interim control; a new owner in that situation generally has 90 days after taking title. Ask the seller for any lead inspection records and letters of compliance. The City's urban renewal plan for the Lower Broadway district, last amended in 2021, guides redevelopment in that part of the city, so if you are looking nearby, ask the City what is planned around the address.
Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget. For a condominium, also ask whether the association carries flood insurance on the building.
Public school assignment depends on the exact address. Confirm the assigned schools for any home you are considering directly with Everett Public Schools, and use the state education department's (DESE) district profile for official enrollment and program information.
Everett's FY2026 residential rate is $12.62 per $1,000 of assessed value, or $1,262 a year for each $100,000 of assessment before exemptions. Everett offers a residential exemption to owners who occupy the home as their principal residence, and the percentage is set each year, so ask the assessor for the current percentage, the dollar amount and how to apply. A unit you rent out does not qualify, and the seller's bill may not reflect your own situation.
For a condominium, add the monthly fee and any planned assessments to the tax. For a multi-family house, set the rents against the tax, insurance, repairs and vacancies before you count on the income. Check the assessor for the current fiscal year's rate before you budget.
