Thirteen villages, each with its own center and its own route into Boston.

The City of Newton describes itself as thirteen villages, and a search here works best at that scale. The Green Line D branch serves some villages and the Framingham/Worcester Commuter Rail line others, school assignment can depend on buffer zones, and for single-family homes the condition of the house and lot usually decides more than its size. This guide covers how to compare villages and homes, and what to verify.

Personal / Statutory Exemptions

Programs cover qualifying older residents, legally blind owners, certain veterans and eligible surviving spouses or minor children. Requirements differ by program.

Age, residency, ownership, income or assets may be considered. An individual owner is not automatically eligible; check the local application and deadline.

Residential exemption adoption: Massachusetts DLS local-options report. Personal relief: the municipal assessor. Tax deferral postpones payment; it does not cancel the tax. DLS local options ↗

LIVING IN NEWTON

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

Choose the village, then the street

The City of Newton describes thirteen villages, from Auburndale to West Newton. Each has its own center, and the transit picture changes from one to the next: the Green Line D branch stops at Chestnut Hill, Newton Centre, Newton Highlands, Eliot, Waban, Woodland and Riverside, while the Framingham/Worcester Commuter Rail line stops at Newtonville, West Newton and Auburndale.

Listings are labeled by village, but ZIP codes do not line up neatly with village names; 02467, Chestnut Hill, also covers parts of Brookline and Boston. Use the village as a starting point, then judge each home by its street and the trips you make every week.

02

Usable space, condition and the lot

For a single-family home in Newton, compare usable space rather than total square footage. Note where the bedrooms sit, how the kitchen connects to outdoor space, and whether a finished lower level suits what you have in mind. For an older house, list the age and condition of the roof, heating and cooling, electrical service and windows, and ask for permits for past additions and finished basements. For new construction or a recent renovation, request the plans, permits, certificate of occupancy and warranty terms.

Condominiums and two-family homes call for the same document review as anywhere else: the 6(d) certificate, budget and reserves for a condominium; leases, rents and unit-by-unit systems for a two-family. The state's MBTA Communities law also requires cities served by the MBTA to allow multifamily housing as of right in at least one district, so ask the city what is now permitted near the address.

03

Buffer zones and three ways into Boston

Newton Public Schools publishes a buffer-zone lookup: an address in a buffer zone can be assigned to either of two schools, and the district makes that decision. Look up the exact address and plan for both outcomes. The district's high schools include Newton North and Newton South, and the state education department (DESE) publishes official profiles of the district and each school.

For commuting, compare three options from the same home: the D branch, the Commuter Rail stations at Newtonville, West Newton and Auburndale, and driving. The Commuter Rail runs on a fixed timetable, so check the trains at the hours you would travel, and walk or drive from the front door to the station at least once.

04

Tax and the cost of the house itself

Newton's FY2026 residential rate is $9.69 per $1,000 of assessed value, or $969 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill to see how the property has been billed.

For single-family homes, the larger costs are usually in the building: roof, heating and cooling equipment, windows, drainage and any old oil tank. Get a full inspection, and for a house with a long renovation history, compare the work you see with the permits on file. FY2027 rates had not been certified at the time of writing.
