Milton

The Mattapan Line runs between Ashmont, where it connects to the Red Line, and Mattapan, and four of its stops are in Milton: Milton, Central Avenue, Valley Road and Capen Street. Route 240 runs along Randolph Avenue and Central Avenue to Ashmont; route 245 runs between Quincy Center and Mattapan; routes 215 and 217 run along Adams Street between Quincy Center and Ashmont; and route 716 runs along Blue Hill Avenue between Mattapan and Canton, with flag stops allowed along parts of the route. The Blue Hills Reservation, more than 7,000 acres from Quincy to Dedham and Milton to Randolph, has its headquarters on Hillside Street in Milton, and the Neponset River Reservation extends from Milton to Boston Harbor.

Start with the stop or route you would actually use. A home a short walk from a Mattapan Line stop and one chosen for a larger lot farther away suit different routines, so time the whole trip from each candidate address at the hour you would travel.

For an older single-family home, list the age and condition of the roof, heating, electrical service, plumbing and windows, and ask for permits for additions and finished basements. Under the Massachusetts Lead Law (G.L. c.111, §197), when a child under six lives in a home built before 1978 that contains dangerous levels of lead, the owner must have it deleaded or brought into interim control; a new owner in that situation generally has 90 days after taking title. Ask the seller for any lead inspection records and letters of compliance. For a condominium, review the 6(d) certificate, budget and reserves, what the fee covers, parking and storage, and the rules on leasing and pets.

Milton is a rapid transit community under the MBTA Communities law, which requires zoning for multifamily housing as of right in at least one district. Zoning that Town Meeting approved in December 2023 was invalidated by a town-wide referendum in February 2024, leaving Milton noncompliant, and the Attorney General sued the town. In January 2025 the Supreme Judicial Court held that the law requires every MBTA community to have such a district and that the Attorney General can enforce it, while declaring the state's guidelines of the time unenforceable because they had not been adopted under the state's rulemaking procedure. In September 2025 the state determined that Milton's MBTA Communities Multi-Family Overlay District, made up of nine subdistricts, complies with the law. Ask the town whether the address is in or near one of the subdistricts and what is now permitted there.

For a home near the Neponset River, a brook, a pond or a wetland, ask whether past work on the property needed review by the town's Conservation Commission, and check the lot lines and any easements on the survey. Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.

Public school assignment depends on the exact address. Confirm the assigned schools for any home you are considering directly with Milton Public Schools, and use the state education department's (DESE) district profile for official enrollment and program information.

Milton's FY2026 residential rate is $11.81 per $1,000 of assessed value, or $1,181 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill.

For a single-family home, budget for the building itself: roof, heating and cooling, windows and drainage, and for a larger lot, the upkeep of trees, driveway and drainage. For a home in a mapped flood zone, get a flood insurance quote before you settle the budget. FY2027 rates had not been certified at the time of writing.
