LIVING IN CANTON

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

Two stations, route 716 and the Blue Hills

Canton has two stations on the Providence/Stoughton Line to South Station, which also stops at Back Bay and Ruggles: Canton Junction and Canton Center. Canton Center is on the Stoughton branch, so check which trains stop at each station before you choose. Route 128 station is next door in Westwood. MBTA route 716 runs along Washington Street and Canton Avenue from the Village Shoppes of Canton, stopping at both stations, through Milton to Mattapan, where it meets the Mattapan Line, with flag stops allowed along parts of the route. The Blue Hills Reservation extends into Canton, where boats are allowed on Ponkapoag Pond.

Work out how you would reach a station from each candidate address, on foot, by bus or by car, check the parking if you would drive, and time the whole trip at the hour you would travel.

02

Single-family homes and condominiums

For a single-family home, list the age and condition of the roof, heating and cooling, electrical service and windows, and ask for permits for additions and finished basements. Ask whether the home is on a sewer connection or a septic system; if it uses septic, the state's Title 5 rules generally require the system to be inspected within two years before the sale, so ask for the report and what it found.

For a condominium, review the 6(d) certificate, budget and reserves, what the fee covers, parking and storage, and the rules on leasing and pets. For a newer building, ask whether the developer still controls the association and how reserves are being funded. Under the state's MBTA Communities law, which requires zoning for multifamily housing as of right in at least one district, Canton is designated a commuter rail community, and the state's compliance status sheet lists the town as compliant. Ask the town where that district is and what is now permitted near the address.

03

Near the reservation, flood maps and schools

For a home near the Blue Hills or near a pond, brook or wetland, ask whether past work on the property needed review by the town's Conservation Commission, and check the lot lines and any easements on the survey. Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.

Public school assignment depends on the exact address. Confirm the assigned schools for any home you are considering directly with Canton Public Schools, and use the state education department's (DESE) district profile for official enrollment and program information.

04

Tax and the cost of the house itself

Canton's FY2026 residential rate is $9.75 per $1,000 of assessed value, or $975 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill.

For a single-family home, budget for the roof, heating and cooling, windows and drainage and, for a home on septic, the condition of the system and any repair the inspection calls for. For a condominium, add the monthly fee and any planned assessments. FY2027 rates had not been certified at the time of writing.
