LIVING IN LINCOLN

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

The station, route 76 and the Battle Road

Lincoln has one station on the Fitchburg Line, with trains to North Station in Boston. MBTA route 76 runs to Alewife on the Red Line, with stops in Lincoln at Hanscom Air Force Base and the Civil Air Terminal. The Battle Road Trail of Minute Man National Historical Park starts at Meriam's Corner in Concord, runs through Lincoln and ends at Fiske Hill in Lexington, with parking along Route 2A and Lexington Road.

Hanscom Field, a general aviation airport run by Massport, is located in Bedford, and Massport runs a Fly Friendly noise-abatement program with the national park. If aircraft or road noise matters to you, visit the address at different times of day, and compare candidate homes on the drive to the station and the trips you make every week.

02

Large lots, single-family homes and septic

In Lincoln's R-1 Single Family Residence district, the town's schedule of dimensional requirements sets a minimum lot area of 80,000 square feet and 120 feet of frontage. Before you plan an addition, a second building or a subdivision, ask the town which district the parcel is in and what the bylaw allows. For an older single-family home, list the age and condition of the roof, heating and cooling, electrical service and windows, and ask for permits for additions and finished basements. For a newer home, request the plans, permits, certificate of occupancy and any remaining warranty.

If the home uses a septic system, the state's Title 5 rules generally require the system to be inspected within two years before the sale. Ask for the inspection report and pumping records, and ask the Board of Health whether the address is on a septic system or a municipal sewer. Lincoln is also covered by the state's MBTA Communities law, which requires zoning for multifamily housing as of right in at least one district; ask the town what is now permitted near the address.

03

Water, flood maps and schools

If a home sits near a pond, brook or wetland, ask whether past work on the property needed review by the town's Conservation Commission, and look up the address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance.

Students attend Lincoln Public Schools from pre-kindergarten through grade 8, and Lincoln-Sudbury Regional High School, shared with Sudbury, for grades 9 to 12. Students living in Hanscom Air Force Base housing follow separate school arrangements. Confirm the assigned schools for the exact address with the district, and use the state education department's (DESE) district profile for official enrollment and program information.

04

Tax and the cost of the house itself

Lincoln's FY2026 residential rate is $12.31 per $1,000 of assessed value, or $1,231 a year for each $100,000 of assessment. Lincoln's FY2027 residential rate has already been certified at $12.27 per $1,000, so check which fiscal year a tax bill or listing quotes. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill.

For a single-family home, budget for the building itself: roof, heating and cooling, windows and drainage, and for a home on septic, the cost of maintaining or replacing the system. On a large lot, add the upkeep of the driveway, trees and grounds, and for a home in a mapped flood zone, get a flood insurance quote before you settle the budget.
