LIVING IN CONCORD

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

Two stations, Walden Pond and the Battle Road

Concord has two stations on the Fitchburg Line, Concord and West Concord, with trains to North Station in Boston. Walden Pond State Reservation, at 915 Walden Street with parking off Route 126, includes a replica of Thoreau's cabin. The Battle Road Trail of Minute Man National Historical Park starts at Meriam's Corner in Concord, and the park's North Bridge Visitor Center is at 174 Liberty Street.

The two stations are in different parts of town. Check which one is closer to each candidate home and whether you would walk or drive to it, then compare homes on the trips you make every week, at the hours you make them.

02

Historic districts and older homes

Concord has six local historic districts: Barrett Farm, American Mile, North Bridge–Monument Square, Main Street, Hubbardville and Church Street. Inside a district, building, altering, enlarging or moving a structure needs a certificate of appropriateness from the Historic Districts Commission for exterior features visible from a public street, way or place. If a home is in a district, ask what past exterior work was approved and what the commission reviews before you plan changes to windows, doors, siding or additions.

For an older single-family home, list the age and condition of the roof, heating and cooling, electrical service and windows, and ask for permits for additions and finished basements. For a newer home, request the plans, permits, certificate of occupancy and any remaining warranty. If the home uses a septic system, the state's Title 5 rules generally require the system to be inspected within two years before the sale. Ask for the inspection report and pumping records, and ask the Board of Health whether the address is on a septic system or a municipal sewer. Concord is also covered by the state's MBTA Communities law, which requires zoning for multifamily housing as of right in at least one district; ask the town what is now permitted near the address.

03

Water, flood maps and schools

If a home sits near a river, pond or wetland, ask the town whether past work on the property needed wetlands review, and look up the address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance.

Students attend Concord Public Schools from pre-kindergarten through grade 8, and Concord-Carlisle Regional High School, shared with Carlisle, for grades 9 to 12. Confirm the assigned schools for the exact address with the district, and use the state education department's (DESE) district profile for official enrollment and program information.

04

Tax, utilities and the cost of the house itself

Concord's FY2026 residential rate is $13.05 per $1,000 of assessed value, or $1,305 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill. Electricity and broadband come from the Concord Municipal Light Plant, so ask the seller for recent electric bills.

For a single-family home, budget for the building itself: roof, heating and cooling, windows and drainage, and for a home on septic, the cost of maintaining or replacing the system. In a historic district, allow for the review process when you plan exterior work. FY2027 rates had not been certified at the time of writing.
