LIVING IN BURLINGTON

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

A town without a station: route 350 and the commuter buses

Burlington has no subway or Commuter Rail station. MBTA route 350 runs along Cambridge Street and Burlington Mall Road and continues through Woburn, Winchester and Arlington to Alewife, the Red Line terminal. Route 354 is a commuter bus from North Burlington through Woburn to State Street in downtown Boston, and route 351 is a commuter bus between Bedford Woods Drive in Bedford and the Third Avenue area of Burlington.

That makes the daily route the first filter. Decide whether you will drive, take route 350 to Alewife or rely on a commuter bus, then test the trip from each candidate address at the hour you would make it. Commuter buses run at set times, so check the current schedule for the trips you would actually take.

02

Single-family homes and condominiums

For a single-family home, list the age and condition of the roof, heating and cooling, electrical service and windows, and ask for permits for additions and finished basements. For a newer home, request the plans, permits, certificate of occupancy and any remaining warranty.

For a condominium, review the 6(d) certificate, budget and reserves, what the fee covers, parking and storage, and the rules on leasing and pets. In a newer building, also ask whether the developer still controls the association and how reserves are being funded. Under the state's MBTA Communities law, which requires zoning for multifamily housing as of right in at least one district, Burlington is designated an adjacent community, and the state's compliance status sheet lists the town as compliant. Ask the town where that district is and what is now permitted near the address.

03

Flood maps and schools

If a home sits near a brook, pond or wetland, ask whether past work on the property needed review by the town's Conservation Commission. Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.

Public school assignment depends on the exact address. Confirm the assigned schools for any home you are considering directly with Burlington Public Schools, and use the state education department's (DESE) district profile for official enrollment and program information.

04

Tax and the cost of the house itself

Burlington's FY2026 residential rate is $8.69 per $1,000 of assessed value, or $869 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill.

For a single-family home, budget for the building itself: roof, heating and cooling, windows and drainage. For a condominium, add the monthly fee and any planned assessments, and read the budget and reserve figures before you settle on a price. FY2027 rates had not been certified at the time of writing.

ON YOUR NEXT VISIT

What to check in person.

  • Daily route: route 350, a commuter bus or the car
  • Current commuter-bus times for your trips
  • Roof, mechanical and window ages
  • Permits for additions and finished basements
  • Developer control and reserves in a newer building
  • FEMA flood map for the exact address
