LIVING IN WAKEFIELD

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

Two stations, route 137 and the highways

Wakefield has two stations on the Haverhill Line to North Station: Wakefield and Greenwood. The same trains stop at Malden Center and Oak Grove, where you can change to the Orange Line. MBTA route 137 runs from Reading Depot through Wakefield and Melrose to Malden Center. The town sits where I-93 and I-95/Route 128 meet.

Decide whether you would walk or drive to one of the two stations, take the bus or drive, and time the whole trip from each candidate address at the hour you would travel. Commuter Rail runs on a fixed timetable, so check the trains you would actually take.

02

Older single-family homes and condominiums

For an older single-family home, list the age and condition of the roof, heating, electrical service, plumbing and windows, and ask for permits for past renovations and finished basements. Under the Massachusetts Lead Law (G.L. c.111, §197), when a child under six lives in a home built before 1978 that contains dangerous levels of lead, the owner must have it deleaded or brought into interim control; a new owner in that situation generally has 90 days after taking title. Ask the seller for any lead inspection records and letters of compliance. If you are also comparing two-family houses, review the leases, rents and security deposits and each unit's systems.

For a condominium, review the 6(d) certificate, budget and reserves, what the fee covers, parking and storage, and the rules on leasing and pets. Under the state's MBTA Communities law, which requires zoning for multifamily housing as of right in at least one district, Wakefield is designated a commuter rail community, and the state's compliance status sheet lists the town as compliant. Ask the town where that district is and what is now permitted near the address.

03

Lake Quannapowitt, Breakheart, flood maps and schools

Lake Quannapowitt is a 254-acre lake, and the paved loop around it is about 3.6 miles. Breakheart Reservation, a state reservation with two lakes and a large forest, has a Wakefield entrance at 100 Hemlock Road. For a home near the lake, a pond, a brook or a wetland, ask whether past work on the property needed review by the town's Conservation Commission. Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.

Public school assignment depends on the exact address. Confirm the assigned schools for any home you are considering directly with Wakefield Public Schools, and use the state education department's (DESE) district profile for official enrollment and program information.

04

Tax, utilities and the cost of the house itself

Wakefield's FY2026 residential rate is $11.74 per $1,000 of assessed value, or $1,174 a year for each $100,000 of assessment. Ask the assessor which personal exemptions might apply to you, and ask the seller for the most recent tax bill.

Wakefield's gas and electric accounts are handled by a municipal utility, the Wakefield Municipal Gas & Light Department, so ask the seller for recent bills when you compare running costs. For a single-family home, budget for the roof, heating and cooling, windows and drainage; for a condominium, add the monthly fee and any planned assessments. FY2027 rates had not been certified at the time of writing.
