LIVING IN LYNNFIELD

Homes & everyday life

Look closer at local homes, daily routines and ownership responsibilities.

01

A town without MBTA service: plan the drive first

Lynnfield has no MBTA rail station and no MBTA bus stop. Commuter Rail stations are in neighboring towns, including Wakefield and Greenwood on the Haverhill Line in Wakefield, so a train commute usually starts with a drive and a parking space.

Test the commute from each candidate address at the hour you would travel: the drive to the station you would use, parking there, and the train schedule, or the full drive if you would not use transit. Two homes in different parts of town can differ a great deal in how long that first leg takes.

02

Single-family homes: systems, sewer or septic, and the lot

For a single-family home, list the age and condition of the roof, heating and cooling, electrical service and windows, and ask for permits for additions and finished basements. Ask whether the home is on a sewer connection or a septic system; if it uses septic, the state's Title 5 rules generally require the system to be inspected within two years before the sale, so ask for the report and what it found.

For a condominium or a townhouse in an association, review the 6(d) certificate, budget and reserves, what the fee covers, and the rules on leasing and pets. Under the state's MBTA Communities law, which requires zoning for multifamily housing as of right in at least one district, Lynnfield is designated an adjacent community, and the state's compliance status sheet lists the town as compliant. Ask the town where that district is and what is now permitted near the address.

03

Water districts, flood maps and schools

Lynnfield has two separate public water districts. The Lynnfield Center Water District covers the northwest two-thirds of town, and the Lynnfield Water District serves the remaining southeast third. Ask which district serves the address, and whether the home is connected to it or uses a private well. Look up the exact address on FEMA's flood maps. If a home is in a Special Flood Hazard Area and you finance it with a federally regulated or federally backed loan, the lender will generally require flood insurance, so get a quote before you settle the budget.

Public school assignment depends on the exact address. Confirm the assigned schools for any home you are considering directly with Lynnfield Public Schools, and use the state education department's (DESE) district profile for official enrollment and program information.

04

Tax, the water district line and the cost of the house itself

Lynnfield's FY2026 residential rate is $11.46 per $1,000 of assessed value, or $1,146 a year for each $100,000 of assessment. Owners in both the Lynnfield Center Water District and the Lynnfield Water District are also assessed a water district tax, listed as a separate line on the town tax bill and separate from the water bill; the rate depends on the district. Ask the seller for the most recent bill and look for that line, and ask the assessor which personal exemptions might apply to you.

For a single-family home, budget for the roof, heating and cooling, windows and drainage and, for a home on septic, the condition of the system and any repair the inspection calls for. FY2027 rates had not been certified at the time of writing.
